Moderate Income Waiting List Accepting Applications

Burbank Housing Corporation (BHC) has reopened its Moderate-Income Housing Waiting List and is now accepting applications for individuals and households who meet the "Moderate Income" eligibility requirements. The income and rent requirements for the BHC Affordable Housing Program are determined by the State of California for Los Angeles County.


While the waiting list is typically open year-round, there was a brief pause in the application process due to high demand and internal updates. Please note there is no closing date for the waiting list at this time. However, Burbank Housing Corporation reserves the right to close the list once it reaches capacity.


About the Moderate Income Waiting List

BHC’s Affordable Housing Program includes four income levels, each with its separate waiting list. Interested applicants must first apply and be placed on an open waiting list to be considered for any available unit.


The "Moderate Income" category is the highest of the four tiers and is designed for households earning 81–120% of the Area Median Income (AMI). "Moderate Income" households exceed low-income limits but still experience difficulty accessing market-rate housing in the area.


BHC operates a waiting list system to fill all vacancies in its affordable rentals. Once placed on the waiting list, households are notified via telephone and a mail postcard when an apartment suitable for the household's income and size becomes available. It could take anywhere from a few months to a few years for a unit to become available.


How to Apply

  • Review Income Eligibility: Use our INCOME LEVEL CALCULATOR to confirm that your household income falls within the 81–120% Area Median Income (AMI) range for Los Angeles County.

  • Request an Application: You may contact Burbank Housing Corporation to request an application by emailing or calling our office, (818) 559-2336. Our office is closed to the public and in-person applications are not available.

  • Submit Completed Application: Please follow the application instructions. You may submit via email, mail, or fax. Incomplete or ineligible applications will be automatically rejected.

  • Wait for Notification: Once submitted, your application will be reviewed and, if eligible, your household will be placed on the waiting list. It may take 2-3 business days to process your application. If you would like a status update on your application, you may contact our office periodically. BHC will contact applicants directly when units become available.
